WHY DO I HAVE TO PAY A DEPOSIT?

There is a general level of maintenance expected on the property you will be renting on your end. The deposit will be held to ensure any damages other than general wear and tear can be covered at the end of the tenancy.

my circumstances have changed. what do i do?

It’s important to notify us as soon as possible so that we can work together to find the best way forward. We understand that things can happen unexpectedly and will do our best to find a solution for you.

Do you provide a repairs service?

We do. If there are any issues in your home, it is best to contact us and let us know right away. You can do this via our Repair section. This will also give more information as to what would fall under your own responsibility as opposed to the landlords.

What do i do if i lose my keys?

We can arrange for a new set and a change of locks. You would be responsible for the cost of the replacement keys and change of locks.

Do you accept universal credit/ housing benefits?

We do, however, in this case we would require further checks and assurance.

HOW LONG WILL IT TAKE TO RENT MY PROPERTY?

The deciding factor will be rent. We will provide a valuation based on similar properties renting in the market so that we can secure a tenant fast in the competitive market. It is also worth noting that properties which are clean and fresh will be let out quicker also.

What if my tenant doesn’t pay rent?

We will pursue all late rent and ensure that communication with the tenant is open and constant. If the situation continues, there are guidelines and processes that must be followed. If this does become the case with your property, you will be kept in the loop.

Are there any requirements for my property to be compliant?

Yes, there are tests and legislations that are in place for rental properties. We are well versed in these and under our management service, we would have these carried out and ensure that they are kept up to date.

How do i know i am getting a good and reliable tenant?

Before we place a tenant in situ, we carry out various checks to determine their validity as a tenant. This includes references, employer checks and affordability checks. With us managing your property, it is also in our best interest for us to have suitable tenants in place.

who organises repairs and maintenance?

If you opt for our complete management service, we will arrange for all repairs and maintenance to be carried out on your property. Our parent company holds a contracting company who we use to service our properties.
